Overview

Our State Significant Development Application for a mixed-use residential tower at 271–273 Alfred Street, North Sydney, together with a concept design proposal for a second residential tower at 263–269 Alfred Street, is now on public exhibition.

The proposal includes an urban design approach for the overall precinct from 263 to 283 Alfred Street, demonstrating a coordinated resolution across three independent HDA/SSDA submissions.

Located immediately east of the Warringah Expressway cutting, within walking distance of North Sydney CBD and the harbour-fronting parks of Neutral Bay and Careening Cove, the precinct has the capacity to deliver over 430 high-amenity apartments, including affordable housing. This would significantly contribute towards North Sydney's housing supply, where the LGA has a deficit of 65% of its interim housing approval targets.

With further HDA proposals located immediately south of the precinct, this transformative development also introduces a new landscaped public realm between the two buildings, a community centre below, and retail and commercial activity within the podium. Importantly, the proposal is founded on the principle of enabling the reintroduction of Country.
